188 Charlotteville West Quarter Line Road, Forestville – Zoning By-law Amendment (CDS‑26‑050 / ZNPL2026013)

  • Committee members heard a proposal to rezone a portion of a property in the Hamlet of Forestville to allow for the creation of a new residential lot. 
  • Planning staff noted that no public comments had been received at the time of the meeting.

Delhi Railway Lands – Zoning By-law Amendment (CDS‑26‑051 / ZNPL2025357)

  • A zoning by-law amendment (ZBA) was presented for former railway lands in Delhi to allow for a mix of housing types, including semi-detached homes and townhouses, as well as updates to an existing service commercial area. 
  • Residents and committee members asked questions about road layouts, construction impacts, parking, and neighbourhood compatibility.  
  • One deputation spoke on behalf of the applicant.  
  • All comments will be considered as part of a future staff recommendation report.  
  • The committee received the report for information. 

Bluegrass Estates Phase 4, Delhi – Official Plan and Zoning By-law Amendments (CDS‑26‑033 / OPNPL2025365 and ZNPL2025364)

  • The committee heard a proposal to re-designate (Official Plan Amendment) and rezone (Zoning By-law Amendment) lands at the of Argyle Road to allow for a mix of residential, neighbourhood commercial, and light industrial uses. 
  • Residents and landowners spoke with questions and concerns related to traffic, road connections, land use compatibility, consultation, and nearby agricultural operations.  
  • Planning staff advised that public input and agency comments will inform a future recommendation to council.  
  • The committee received the report for information.
