1) Minimum lot area – 160 square metres, whereas the current requirement is 156 square metres

2) Minimum lot frontage- 6.0 metres, whereas the current requirement is 6.5 metres

3) Minimum front yard – 5.1 metres, whereas the current requirement is 6.0 metres

4) Minimum exterior side yard – 2.5 metres, whereas the current requirement is 6.0 metres

5) Minimum interior side yard along a common wall – 0 metres

6) Minimum rear yard – 6.8 metres, whereas the current requirement is 7.5 metres

7) Minimum setback to a lot containing single-detached residential dwelling use – 2.5 metres

8) Interior side lot line for a deck or unenclosed porch – 0 metres, whereas 1.2 metres is required.

9) A parking aisle width of 6.0 metres shall be provided.

10) For group townhouse and four-plex dwellings, no parking lot shall be located closer than 2.8 metres from any dwelling or 1.5 metres to any adjacent lot containing a single detached residential use.

11) A minimum of 40 percent of the front yard shall be maintained as landscape area for group townhouse dwellings, and a minimum of 10 percent of the front yard shall be maintained as landscape area for four-plex dwellings.

12) Proposed Parking Space Dimensions – A minimum parking space size of 2.5 metres in width and 6.7 metres in length shall be permitted for a parallel parking space.

13) Proposed Number of Parking Spaces – 1.5 parking spaces will be required for each four-plex dwelling unit. Whereas 2 spaces are required under the By-law provisions.
